Acting as a surrogate owner, Voit Real Estate Services offers true real estate operator consultation to organizations controlling under-performing or distressed commercial real estate. Delivered by an experienced team of real estate asset and property managers, project managers, financial analysts, accounting and reporting staff, construction and development professionals, leasing and sale brokers, these services help clients think more strategically about their properties by providing them with multiple ways to unlock value in their assets while minimizing financial risk.
How it works.
When a property is transitioned to Voit Asset Services, it follows a strategic process containing elements customized to satisfy specific client requirements and scaled to accommodate any asset—large or small.
Forensic Review
A forensic review of all leases, service agreements, engineering reports, rent rolls, income and expense budgets is conducted and all cleansed property data is uploaded into the Yarki Voyager system.
Initial Assessment Report
Within 30 days, an initial assessment report outlining Voit Asset Service’s initial findings, conclusions and recommendations is provided for client review.
Asset Business Plan
Within 90 days of transition, a comprehensive Asset Business Plan with multiple strategies for unlocking value is created that combines risk/rationale assessment, leasing and sales comparables, econometric forecasting, market research, discounted cash flow analysis and other property information.
Asset Management Portal
Partnering with Real Capital Markets (RCM), Voit leverages the latest and most secure technology in commercial real estate to create a marketing website for clients as well as an asset management portal where secure access to confidential property reports is available 24/7.
Accounting and Reporting
Crucial to the success of stabilizing property, Voit provides accurate and timely property management accounting utilizing the Yardi Voyager software platform to generate monthly reports based on Voit standards or customized to satisfy specific customer needs. Voit also creates quarterly reports that offer a comprehensive review of property performance based on market trends, property budgets, leasing profile, active tenants and capital expenditures needed.
Annual Hold/Sell Analysis
Voit Asset Services will update the Asset Business Plan annually in the form of a Hold/Sell analysis report to assist clients in evaluating the expected financial performance of property relative to its current value in the marketplace.
